What to expect

From complaint to documented finding.

    Visual inspection

    We walk the unit and the affected areas, identify visible growth and moisture intrusion, and locate the likely source rather than only the symptom.

    Test selection

    Based on what the inspection finds, we select the appropriate sampling — air sampling for airborne spore levels, surface or bulk sampling to identify growth on materials.

  3. 3

    In-house laboratory analysis

    Samples are analyzed in our own NY ELAP-accredited lab, so results aren't waiting behind another firm's third-party queue.

  4. 4

    Reporting you can act on

    Findings arrive in a documented report you can give to your remediation contractor, your attorney, your insurer, or the complaining tenant's file.

Test first, then remediate

Remediating without testing means paying for work you can't scope and can't prove was necessary — or sufficient.

Independent findings carry more weight

PES tests — we don't sell the remediation. A report from a party with no stake in the size of the remediation job is harder to challenge.

  • Tenant complaint or 311 call

    The clock on your documented response starts the day the complaint is made — not the day you remediate.

  • Water intrusion, roof or riser leak, prior flood

    Moisture history is the single strongest predictor of hidden growth behind finishes.

  • Persistent odor or reported health complaints

    Airborne spore sampling tells you whether the complaint is supported by the air in the unit.

  • Pre-purchase or pre-lease due diligence

    Know the condition before it becomes your liability on the closing or the lease.

  • Post-remediation clearance

    Confirmation that the work you paid for actually achieved what it was scoped to achieve.
